Danville welcomes new affordable housing development through local partnership

DANVILLE, IL (Chambana Today) – A groundbreaking new initiative in Danville is bringing hope and opportunity to local families looking for affordable housing. Real estate agent Hayley Siefert of the Siefert Team at Keller Williams Realty and Wes Taylor of Taylor Construction and Design have teamed up with the City of Danville to build four new-construction homes — the first of their kind in years.

“There have been zero new construction homes in Danville in recent years,” said Siefert. “This is a huge step for our city and the families who are trying to find safe, modern, and affordable places to live.”

Homes for First-Time Buyers
Taylor Construction, based in Urbana, will develop the homes on city-acquired lots with the goal of keeping them under $150,000 — a nearly unheard-of price in today’s market. The houses will be approximately 1,000–1,200 square feet, featuring two bedrooms, one bathroom, and a single-car garage.

“There’s a massive gap in the market,” said Taylor. “Most new construction starts at over $300,000, which just isn’t accessible for many working families. We’re committed to changing that.”

Excavation and Infrastructure
Taylor’s team, in partnership with JR Barrett Excavation, will handle everything from site prep to final build-out. Taylor explained that excavation — the groundwork of homebuilding — includes laying foundations, building footings, pouring walls, and installing infrastructure.

“Without affordable land and infrastructure support, these kinds of builds wouldn’t be possible,” Taylor added. “Danville really stepped up here.”

City Backing and Emotional Support
The City of Danville not only offered land but also tax incentives — including a 50% property tax reduction for the first five years — to make the homes even more attainable. At a recent city council meeting, one councilwoman was reportedly brought to tears, saying the development fulfilled a dream her late husband once had for the city.

“The support from city leaders has been phenomenal,” Taylor said. “We’re excited to help Danville grow and to be part of its future.”

Real Estate Outlook and Timeline
The homes are expected to break ground soon, with construction beginning once permits are finalized. The first residents could move in as early as September 2025.

“This is only the beginning,” said Siefert. “We’re starting with four homes, but if the demand is there — and we believe it is — we hope to build many more.”
